This new residential development will replace a derelict office and construction yard in the built up residential area on Strandhill Road, making better use of a prime site, close to Sligo town.
The new build development comprises 11 premium two, three and four bed houses.
Two houses site at the front of the site, negotiating a change in the building line from one side of the site to the other. A pocket park with natural play elements is placed in front of the houses, providing much needed relief along the busy Strandhill Road. A road leads back into the site, providing impressive views to Ben Bulben in the distance. Further houses are positioned off this road, creating homezones and cul-de-sacs. There is a clear hierarchy to the streets which allows pedestrian safety to be prioritised. A larger open space is to the back of the site, directly overlooked by a terrace of houses and activated with play equipment.
Potential for a second phase at the back of the site would reposition this open space in the centre of the scheme. Pedestrian linkages are proposed to Clara Court and Rathfinn Court to improve permeability, which would allow those residents easy access to the public open space.
The houses are traditional in form and layout, with modern, simple detailing and high-quality materials, primarily using a palette of brick and render with aluminium details. The master bedrooms have Juliette balconies to the main and south facing facades. The houses take account of local vernacular precedents and national and international trends in house design.
