Ballyboggan Road is a landmark apartment development on an elevated site in Glasnevin, which replaces four derelict cottages.

Having previously won planning permission for the site in 2013 and extended until 2024, Crawford Architecture was asked to increase the density and improve the amenities on site and overall layout. The new build development comprises 99 apartments ranged over 4 – 5 floors.

Three blocks are orientated north south to provide the best orientation for apartments, with generous separation distances between each other and all site boundaries. The site slopes steeply up from the road to the centre of the site suiting a basement car park, which allows the remainder of the site to be dedicated open space for amenity of residents.

The apartment blocks are narrower at either end to decrease their massing and minimise their impact onto Ballyboggan Road. There is a strong horizontal element to the architecture with expressed floor plates, and lightweight panels infilling between the floors.

Community uses at ground level create an active frontage opening out onto landscaped open space, providing great amenities for residents and helping to create a sense of community, ownership and belonging. Car parking, bicycle storage and other residents’ facilities are all located in the basement.
